Message	contracts, but I would have tried to get him to accept a deposit, as a binder (I know, you did that). His refusal would have been a clue that he was not completely willing to commit himself to the deal. A phone conversation, which is more personal than email, might have helped him feel more obligated to keep his word. I would publish his name here, to help others avoid him.
